Before You Choose...
A Few Things To Consider

You don’t need to know your property’s age or how it was built. These are some questions worth asking yourself:

Has the property been heavily extended, converted, or altered from its original build?

Is it listed, or in a conservation area?

Are you planning renovation or extension work after you move in?

Answered ‘yes’ to any of these, or just want more detail either way? Level 3 is likely the better fit.

Important information: a home survey isn’t the same as your mortgage lender’s valuation. A lender’s valuation is done for the lender, to check the property is worth what they’re lending against. A Level 2 or Level 3 survey is done for you. It’s an independent report on the condition of the property, before you commit to buying it. It can help you renegotiate on the price, save you finding something unexpected and help you feel happy and confident knowing what you’re buying.

A visual inspection of the accessible areas of the property.

A condition rating for each part of the property, with energy matters commentary, occupancy risks explained and broad outlines for maintenance and repairs.

What happens on site

Level 2 plus extended further where access allows — e.g. roof spaces, floors, drainage.

Level 2 plus more detail on construction, materials, energy matters, occupancy risk and repair advice.
